Homes that didn't sell were asking a median of $882,500 and sat for 65 days before being pulled. One home listed at $1.25 million eventually sold for $1.055 million, $195,000 less than its original ask. The numbers tell a clear story: pricing to the market matters. Im back in Broomfield's Outlook neighborhood, here to give you a midyear read on what's happening in the market in this community. My name is Tom Grant. I'm a real estate agent with the Principal Team at Metro Brokers. The past 12 months here in Outlook have been interesting. Homes that are priced well have sold quickly, on average, they've gone under contract in about two weeks. Homes that aren't priced well haven't sold at all. Homes that sold in Outlook during the past 12 months sold for a median price of $778,000. They sold in a median 16 days on market. Four of the homes that sold most recently were under contract in one day, three days, another three days, and one for 14 days on the market. Homes that didn't sell, those sellers were aiming pretty high with their initial asking prices. They were asking on average $882,500. For the homes that did sell, the median was about $775,000. So there was a big difference between what homes that sold and homes that didn't sell were asking for. Homes that didn't sell, that expired before they sold, spent 65 days on the market before they were pulled off. So, a big difference between homes that sold and homes that didn't sell. There's one home in the Outlook community that I think serves as a great example of how sellers should approach the market if you're in this community. In late 2024, it went on the market for $1.25 million. It never sold, it was pulled off the market, then relisted, and it did finally sell at $1.055 million, significantly less than it was originally listed for. In fact, $195,000 less. 16% less, I think. So if you're a seller in this community, you need to price where the comparable homes have sold. This home commanded a high price because it's on a great lot with a fantastic view. It should have sold for more than the median price in this community, but obviously not that much higher than the median. So pay attention to what the market is like today, and what the most recent sales are telling you. If you're a buyer looking to purchase a home in the Outlook neighborhood, remember that homes that are prepared well and priced right are moving. They're going under contract in two weeks or so. So if you see a home here that you want to purchase, make the offer, don't wait. There are two homes actively for sale in Outlook right now. One of those homes was listed during the past year, but those sellers pulled it off the market after reducing the price about $50,000, I think, and they're slightly lower than they were when they pulled the house off the market. But right now, as of today, that home's been on the market about 24 days, and they haven't reduced the price. So I think maybe those sellers are still asking a little bit too much for the current market.
