A few hundred meters up Hortensias or Gardenias, the two main streets running through, the noise of the Zona Romántica fades and the views open up: ocean, city, and the Sierra Madre behind you. The streets have real character, with Mexican houses, green planting, and a scattered mix of boutique condo buildings, larger towers, and villas rather than anything uniform.
There are no cafes, shops, or restaurants within the neighborhood itself. Everything, beach clubs, restaurants, nightlife, is down in the Romantic Zone, which is an easy walk downhill. The return trip is uphill, and that's the main practical thing to think through before buying here. Most residents walk down regularly and either walk back or grab a taxi.
Housing is genuinely varied. Larger buildings like Avalon, Sirena, Horizon, and Paramount Bay offer spacious two- and three-bedroom units, generally in the 1,700–2,000 sq ft range, priced roughly from the mid-$800Ks into the low $1 millions. Smaller boutique buildings, five to 20 units, like Vista Romantica, make up most of the inventory, with two-bed, two-bath condos typically in the $550K–$750K range. Villas start around $1.5M and go well above that for the larger ones. Most units come with a car park.

Amapas is known for its hillside setting directly above the Romantic Zone, with sweeping views of the ocean, the city below, and the Sierra Madre mountains behind. The elevation gives it a noticeably different feel from the busy streets of the Zona Romántica.
The neighborhood has a mix of larger condo towers, small boutique buildings with five to 20 units, and standalone villas. Two- and three-bedroom condos are the most common, ranging from older hillside units to newer builds, with villas at the higher end of the market.
The two main streets, Gardenias and Hortensias, connect the neighborhood to the Romantic Zone below. Walking downhill into town is easy and very common; the return trip is a steady uphill climb, so many residents also use taxis or rideshares heading back up.
The neighborhood itself is mainly residential, so dining, shopping, beach clubs, and nightlife all sit down in the Romantic Zone, which is a short walk downhill. The streets of Amapas are good for walking, and the views from the hillside are a draw in their own right.
Smaller older condos in boutique hillside buildings generally run in the $550K–$750K range. Larger units in established towers tend to fall between roughly $850K and $1.4M, and villas start around $1.5M, with larger ones going significantly higher.
