Alta Vista sits on the hills above central Puerto Vallarta, giving it elevation that many flat neighborhoods in the city don't have. Streets climb through a mix of houses and low-rise buildings, and upper streets often open up to views of Banderas Bay. It's a genuinely residential area, less tourist-oriented than the Romantic Zone or the Malecón corridor, but close enough to both that getting there is straightforward.

Downtown Puerto Vallarta, the beach, and the main commercial zones along Avenida Francisco Medina Ascencio are all reachable in under 20 minutes depending on traffic. Day-to-day needs, grocery stores, pharmacies, small restaurants, are available within or just outside the neighborhood.

Housing in Alta Vista ranges from modest Mexican-style homes to larger properties built to take advantage of the hillside terrain and bay views. The mix includes single-family homes, smaller apartment buildings, and some newer construction. The topography means some streets are steep and properties can have multiple levels with outdoor terraces. It's a neighborhood that draws both local residents and buyers looking for a quieter base in Puerto Vallarta proper.
