Puerto Vallarta: Neighborhood and Real Estate Tour - AMAPAS / ALTA VISTA (With Paul Trimmer)

Amapas sits on the hillside directly above Puerto Vallarta's Romantic Zone, and the elevation changes everything. A few hundred meters up Hortensias or Gardenias, the two main streets running through the neighborhood, and the noise of the Zona Romántica fades while the views open up: ocean, city, and mountain, often all three from the same terrace. That combination is what draws buyers here, and Paul Trimmer walks both Amapas and the adjacent Alta Vista to show exactly what the market looks like right now. The two large towers most visible from below are Avalon, and they anchor the upper end of the price range alongside buildings like Horizon and Paramount Bay, where units run from roughly $850K to $1.4M. Older condos and smaller boutique buildings, including Sirena and the aptly named Vista Romantica, offer two-bedroom, two-bath layouts in the $550K to $750K range. Villas in the area sit between $1.5M and $2.5M. Paul also covers what's coming: in Alta Vista, the pre-construction project Pinos Agave and the new development Tres Vistas are both worth watching, and the tour includes a look inside a new three-bedroom unit that puts the view argument front and center. The honest tradeoffs get equal time. There are no cafes, no corner shops, no restaurants up here, daily life means heading down into town, which is easy enough on the way out and genuinely uphill on the way back. For buyers who want walkability to the beach clubs, restaurants, and nightlife of the Romantic Zone without actually living in the middle of it, that calculus tends to work. Amapas is also closer to Conchas Chinas than most of the Romantic Zone itself, which matters for buyers tracking that stretch of coastline. The tour covers a boutique building, a villa, and a walk along Hortensias Street, giving a grounded sense of scale and density across different price points. Whether you're comparing new construction to resale or trying to understand what Alta Vista offers relative to Amapas proper, this is a useful ground-level look at a neighborhood that rarely gets covered on its own terms. Reach out to Paul directly if you'd like more detail on any of the buildings or listings shown.
