Sunstream is a Westminster neighborhood that earns its reputation through what surrounds it. Big Dry Creek Trail runs nearby, giving residents a reliable route for walking, running, or cycling without fighting traffic. Standley Lake adds another dimension - open water, wildlife, and room to breathe just a short distance from home. Oakhurst Park rounds out the green space, keeping the neighborhood connected to the outdoors at every scale. The location works hard on the practical side too. Westminster sits almost exactly between Denver and Boulder, and Sunstream's position makes either commute manageable. Hi, I'm David Lampe. Today we're going to do a tour of the Sunstream neighborhood in Westminster.
It's an interesting neighborhood and it comes in two parts really. There's the older part and the newer part. I'm currently in the older part right now, and we're just going to take a little walk here. It's a really great neighborhood. It's halfway between Denver and Boulder, and one of the great things about it is just the access to the trails and to Standley Lake and to the King Soopers grocery store that you can actually walk or drive to.
I'm going to show you here in just a minute. You can see the styles of the homes here. They're built basically in the 1970s. A lot of them were built between 1976 and 1979, and they're nice homes. They've been updated a lot. And now I'm showing you how you can just go right directly from the neighborhood, directly onto the trail system to the Big Dry Creek Trail.
And I actually live fairly near here. I come down here a lot with my dog. It's really a great trail. You can go to Standley Lake. You can walk to the grocery store. Really just an awesome place to live.
This is the older section of Sunstream with the homes that were built in the 1970s. As you can see, the trees are really established. A lot of green, and the homes are well taken care of here.
Now, over in the newer part of the Sunstream neighborhood, where the homes were built in the 1990s and almost up to the year 2000. One thing that's really great about the Sunstream neighborhood, both parts of it, is if you commute to Denver or Boulder, we're basically here right about halfway between the two, so it's an easy commute in either direction to get to Denver or Boulder. And I'll just take a little stroll here so you can see a little bit of the street view and what it looks like here in the neighborhood. It's very mature trees, a very calm, nice neighborhood.
The real estate market in the Sunstream neighborhood has been really pretty steady over the last year. Prices have basically held about even over the past year. Sales are still pretty strong, and any home that's basically priced right and prepared well is selling fairly quickly. Of course, we do have some homes that are overpriced or they need some work and those are sitting on the market a little bit longer. But if you have a home to sell, you price it right, you prepare it well, it looks great, you should be under contract fairly quickly.
There are numerous parks and trails near the Sunstream neighborhood. I'm currently at Oakhurst Park and this is the Niver Canal Trail. This also, if you head down behind me, leads you to Standley Lake. This park has a really nice pavilion you can rent out for events, birthday parties, get togethers, that kind of thing. It's really a great feature of this park.
Oakhurst Park also has a great playground for the kids and it has some amazing mountain views as well, from the park, just as many of the homes in Sunstream do. This is just an example of some of the mountain views you get from some of the homes in the Sunstream neighborhood, as well as the great trails for running, walking, and biking throughout the neighborhood.
