This is your Sunstream update for the first half of 2026. I'm David Lampe. I know the Sunstream neighborhood really well, and I look every month at the MLS to see what's happening with the Sunstream neighborhood, and I'll continue to update these videos for you as time moves forward. Here's where things stand right now. There are currently three homes for sale on the market in the Sunstream neighborhood. Those are currently priced at $505,000 on average. There are also three pending listings, which means they're under contract and just haven't closed yet. And in the first half, the first six months of 2026, we had nine homes sell and close in the Sunstream neighborhood. Now, on all of these stats, I'm just looking at the detached single-family homes, not any townhomes or condos, which we do have some of in the eastern part of the Sunstream neighborhood. Days on market and sale-to-list price ratios are also important statistics to take a look at moving forward, and I will do that in some of my videos. But if you would like details on what has happened over the past six months, as far as days on market and sale-to-list price ratios, I'd be happy to provide you that information, just contact me and I will get you that. No obligation at all. So what does this actually mean? Well, the Sunstream neighborhood is currently a pretty balanced market. We've had, as I said, nine sales in the past six months. And at the pace things are selling, where we have three active listings, three under contract right now, it shows you that the market is still active, and homes that are priced right and prepared well are still going under contract quickly, and then that is leading to closings. Pricing is staying about where it has been over the past year or so. One thing that's kind of interesting is those homes that are actually for sale right now, the average price is $505,000, but the average price of the nine that have sold is closer to $560,000. That just tells us that the homes currently on the market are a little bit smaller, on average, than the homes that have sold in the past six months. One thing that's really good about this balanced market is that for sellers, homes are still selling. And for buyers, they don't have to be in a big rush to get out there and make offers over asking price or anything like that, it's more of a balanced market. They can take their time a little bit, find the home that works really well for them, and make a reasonable offer, and have a really good chance of getting it under contract and making it to closing.
