About South Shore

South Shore runs along the coastline from Conchas Chinas south toward Mismaloya, roughly a 20-minute stretch where the mountains drop almost directly into the sea. The setting is dramatic: green peaks, golden sand, and clear water that tends to be calmer and cleaner than the beaches closer to the Malecón. About 90 percent of the real estate here is beachfront condos, most of them 20 to 30 years old. Two-bedroom units around 1,400 sq ft typically run in the $580K–$700K range; three-bedrooms near 1,900 sq ft move into the $800K–$900K range. Newer towers like Sierra del Mar sit at $1.4M–$1.6M. Beachfront houses start around $3M, with gated properties further south reaching $5M–$6M.

The tradeoff for the scenery and beach access is convenience. There are no shops and very few walkable restaurants, a beach palapa at Playa Negra is about as close as it gets. Most errands and dining mean heading back toward the Romantic Zone. One main road connects the whole corridor, and it can back up. Buildings closer to Conchas Chinas are 7 to 10 minutes from town in good traffic; the further south you go, the closer you get to 15 to 20 minutes. A car makes life significantly easier here, though taxis and local buses do run the route.
