The South Shore is Puerto Vallarta's beachfront corridor, the stretch of coastline that runs south from the Romantic Zone and Conchas Chinas toward Mismaloya, roughly 20 minutes down the coast. It's where the mountains drop straight into the sea, the water runs cleaner, and the beaches are quieter and more beautiful than what you'll find closer to the city center. If owning a true beachfront condo in Puerto Vallarta is the goal, this is where that actually happens. For newer construction and higher-end finishes, developments like The Reef and Sierra del Mar, along with Sierra del Mar Residences, push into the $1.4M to $1.6M range. Beachfront houses are a different category entirely, generally starting around $3M.
