There's also a small, well-kept central park at the center, a genuinely uncommon amenity in Puerto Vallarta.

The nearest beach is in the hotel zone, roughly a 45-minute to one-hour walk or a short drive.
Fluvial works well for anyone who wants a house rather than a condo, values consistent upkeep, and doesn't need to be steps from the water. It's an inland neighborhood, so factor in the beach distance, but Versalles and the main commercial corridor are genuinely close.
