Fluvial is one of Puerto Vallarta's quietest inland neighborhoods, flat, walkable, and built almost entirely of houses. No high-rises, no beachfront premium. Just well-maintained streets, similar-looking homes, and a light HOA that enforces consistent facades and keeps the neighborhood looking sharp. The homes run three to five bedrooms on small lots, with modest backyards. Floor plans are similar across the neighborhood, cookie-cutter by design, which keeps things orderly and pricing relatively predictable. Entry-level houses start around $450K. Larger homes move through the $600K–$750K range, and corner units, with more lot area, can reach into the $900Ks. The one condo building in Fluvial is Centrica; otherwise, this is a house neighborhood through and through. A central park anchors the neighborhood itself, and a British school is nearby, a notable draw for internationally-minded residents. The hotel zone beach is roughly a 45-minute to one-hour walk.
