What's my home worth? →The Romantic Zone — locally called Zona Romántica or Col. E. Zapata — sits on the south side of the Río Cuale in Puerto Vallarta. It's the part of the city where most things are reachable on foot: the beach, the Malecón extension, restaurants, coffee shops, galleries, and the open-air Mercado Río Cuale on the island between the two bridges. Streets here are mostly cobblestone, blocks are short, and the neighborhood runs right down to Playa Los Muertos and the pier.
Housing in the area ranges from older low-rise condos and converted casitas to newer mid-rise buildings with rooftop pools. Units tend to be compact relative to what the same budget buys further inland or north of the river, but the tradeoff is location — you're within a short walk of just about everything central Puerto Vallarta is known for. The Río Cuale itself forms the northern edge, and the neighborhood climbs the hillside to the east, where some buildings have ocean or city views.
For buyers or renters researching the area, Local Station has video tours filmed right here — including a walk-through of a one-bedroom unit at Oasis Rivera Cuale, a building just behind the main strip, that gives a good feel for the scale and finish level typical of the zone.

It's on the south bank of the Río Cuale, roughly between the river and Playa Los Muertos. The main commercial street is Olas Altas, and the neighborhood climbs east up the hillside from there.
You'll find a mix of older converted casitas, low-rise condo buildings, and newer mid-rise developments with amenities like rooftop pools. Units are generally on the smaller side, and many buildings are within a few blocks of the beach.
The neighborhood has a dense concentration of restaurants, bars, art galleries, and shops along streets like Olas Altas and Basilio Badillo. The Mercado Río Cuale, Playa Los Muertos, and the Los Muertos pier are all within walking distance.
Downtown — including the main Malecón and the cathedral — is just across the Río Cuale, roughly a 10- to 15-minute walk from most parts of the neighborhood.
It's one of the most in-demand areas in the city for condo purchases, largely because of its walkability and proximity to the beach. Inventory moves, so buyers typically work with a local agent and watch listings closely.
