Las Canoas sits just across the Rio Cuale bridge from Puerto Vallarta's Romantic Zone, close enough to walk to the beach clubs, cafes, and restaurants, but a world away from the condo towers. This tour covers four neighboring colonias that share the same character: El Caloso, Las Canoas, El Remance, and Buenos Aires. Cobblestone streets, small Mexican houses, mountains rising in every direction, and the river running alongside. It's one of the more distinctive pockets in the city. Paul Trimmer walks the streets and explains what draws buyers here: the chance to own an actual house instead of a condo unit, for roughly the same money. In the Romantic Zone, $400K to $550K typically gets you a one-bedroom condo with monthly HOA fees. In Las Canoas and its neighboring colonias, that same budget can get you a small house, no HOA, no shared amenities fees, and a bit more space to make your own. For buyers who want a foothold in Puerto Vallarta without the condo lifestyle, that trade-off is worth understanding. The area does have a few condo projects, Oasis Rivera Cuale and Rivera Cuale in El Caloso, a boutique building called Cacti coming soon, and a Remance condo building, but the dominant texture here is residential and low-rise. Within walking distance: La Fina de Cortez, a handful of breakfast spots, and the Emiliano Zapata market. The Romantic Zone's full restaurant and beach club scene is just across the bridge. The tradeoffs are real and Paul doesn't skip them. Street parking is the norm, there are no driveways to speak of. Backyards are essentially nonexistent. And while the area keeps growing as the Romantic Zone expands southward, it isn't yet the strongest market for short-term vacation rentals. Buyers looking to generate income from nightly rentals will find better returns closer to the water. But for someone who wants to live here, or own a longer-term base in Puerto Vallarta, the value and the setting are hard to argue with.
