About Conchas Chinas

Conchas Chinas runs along the coast just south of Los Muertos Beach and the Romantic Zone. The neighborhood climbs from the waterfront up toward the mountains, and that elevation change is a big part of the appeal — ocean and bay views open up as you go higher, with lush green hills behind you. The coastline here has a rocky, Mediterranean feel, and the water tends to be noticeably clearer than the beaches a bit further north.

The highway that runs through the area divides the neighborhood into two distinct sections. Lower Conchas Chinas sits between the highway and the ocean — it's smaller, closer to the beach, and carries higher demand and prices as a result. Upper Conchas Chinas rises above the highway toward the hillside. Both sections share the same cobblestone streets and traditional Puerto Vallarta architecture: brick, arches, and Mexican villas built into the terrain.

Around 65 to 70 percent of the housing stock is traditional in style — large villas, classic condo buildings, and brick-and-arch construction. A handful of newer modern buildings have gone up in the last few years as well. Beachfront and ocean-view properties in lower Conchas Chinas are among the more sought-after addresses in Puerto Vallarta, while upper Conchas Chinas offers more variety in price and style.
