What is happening with home prices and price reductions in the Metro Denver real estate market in September 2026? More than half of the homes currently for sale across Metro Denver are asking less than they did when they first came on the market. In this September 17, 2026 Denver Metro real estate market update, we take a closer look at the growing number of price reductions, what the numbers look like across Adams, Arapahoe, Boulder, Douglas and other Metro Denver counties, and what changing mortgage rates mean for buyers and sellers. Approximately 53% of Metro Denver listings have reduced their asking price from the price they originally listed at. That's up significantly from earlier this year, when the figure was closer to four out of ten homes. Adams, Arapahoe and Douglas counties are around 55%, while Boulder County is closer to 45%. Seasonality is part of the explanation. Many of the homes still on the market in September were originally listed during the spring or summer, giving sellers more time to adjust their pricing. But mortgage rates are also having a meaningful impact on affordability and buyer payments. Rates recently moved from 7.07% to 7.20%. Using the August Metro Denver median closing price of approximately $594,000, a 10% down payment, and the resulting mortgage payment, that one-week rate increase translates to roughly $47 more per month. A seller would need to reduce the purchase price by approximately $7,700 to create a similar monthly-payment difference. The bigger takeaway for Metro Denver home sellers is that a price reduction doesn't automatically make a home stand out. When more than half of the competition has already reduced their prices, simply joining that group may not be enough. At the same time, this isn't a market where homes aren't selling. In August, the median Metro Denver home was on the market for 27 days, and closed sales averaged 98.5% of the final list price. The market continues to reward homes that are positioned correctly from the beginning.
